The ones that come and go

A seal does not fail all at once. In the early stage it lets in only a small amount of moisture, and what that moisture does depends entirely on the weather. On a cold morning it condenses on the inside of the outer pane and the window looks fogged; by the middle of a mild afternoon it has evaporated again and the glass looks perfect. People second-guess themselves over this for months, and more than once someone has waited for us to arrive on a dry day and then apologised for wasting our time. They had not. An intermittent fog between the panes is a failed seal in its early stage, and it only goes one way from there.

How to be sure before you ring

The test is which side of the glass it is on. If you can wipe it off, it is condensation in the room and the window is doing nothing wrong. If you cannot reach it because it is between the two panes, the unit has gone regardless of whether it looks clear this afternoon. Photograph it early on a cold morning, when it will be at its most obvious, and that is usually all we need to see.

No rush, but no cure either

There is nothing dangerous about a unit in the early stage and nobody needs to panic about it. It is worth knowing that it will not recover, though, so it becomes a question of when rather than whether — and it is a good deal easier to plan for than to deal with when the glass has gone opaque.
